STUDENT ACCOMMODATION GUIDELINES

City Harvest Bible Training Center (CHBTC) operates as a non-residential bible college. As an overseas student, it is necessary that you find accommodation during your school term in CHBTC.

You can opt to search for accommodation directly on your own or you may apply for assistance through CHBTC by filling in the Application for Tenancy form.

CHBTC is glad to assist you in finding accommodation here in Singapore. As such, please read the following details for more information.


Rental Rates
The various estimated rental rates are listed in the Application for Tenancy form. The rates will vary depending on the type of property, the location and the landlord's/hostel’s requirements. The stated rates are only a guide and the actual rental rate will be based on mutual agreement between you and the landlord/hostel.


GETTING ACCOMMODATION

1. Through Personal Means
You may also choose to look for your own accommodation directly through your own contacts. You can opt to rent individual rooms or entire apartment units for the whole family.

2. Through Our Reference
You will deal with a real estate agent who is employed by the landlord to manage the property. The real estate agent acts on behalf of the landlord. They can make certain decisions about the property but in most instances, the landlord will make the final decision.


Here are some important things to note:

i) The Tenancy Agreement
The tenancy agreement is a contract between you (the tenant) and the landlord.
If an independent real estate agent is involved to assist you in looking for accommodation, the agent would typically charge you half a month's rental as commission. Please note that the agent can only charge you the commission when a deal has been sealed between you and the landlord.
City Harvest Bible Training Center is not a party of the tenancy agreement but the staff will avail themselves to assist you should you encounter any problem in obtaining suitable accommodation.
 
ii) Rental Payment and Deposit
Your rent must be paid on a monthly basis.
Upon signing the tenancy agreement for one year, you will be required to pay a refundable deposit equivalent to one month's rental. This deposit will be refunded on the day that you move out.
This deposit cannot be used to pay the first month's rental charges and cannot be used to offset any arrears at any time.
If any of the rental property becomes damaged or stained during your tenancy, the cost of the repairs will be deducted from your deposit and the only the balance (if any) will be refunded to you at the end of the tenancy period.
 
iii) Terms and Conditions
Housing terms and conditions will vary depending on these factors: the type of accommodation, your requirements (e.g. air-conditioning or furniture to be provided) as well as the landlord's acceptance.
Any other additional charges should also be clearly stated in your tenancy agreement. Therefore it is important for you to read and understand the contract thoroughly before signing it.
If you have any further requests, you may discuss it with the agent. However, it will be subjected to the landlord's acceptance.
